NIE number for buying property in Spain: what it is, how to get one, timeline, costs. Essential for every non-resident property buyer.
problem
The NIE (Número de Identificación de Extranjero) is a foreigners identification number issued by the Spanish authorities. Every non-resident who buys property, opens a bank account, or conducts significant financial transactions in Spain needs one.
You can't sign a purchase contract or complete a property transaction without an NIE. It's the first administrative step in any Spanish property purchase.
The NIE is simply a tax identification number for foreigners. It's not a visa, not a residency permit, and it doesn't grant you any rights beyond identification for administrative and tax purposes.
Format: a letter (X, Y, or Z), followed by seven digits, followed by a letter. Example: X1234567A.

You can sign a reservation agreement using your passport number. But you'll need the NIE before signing the private purchase contract and certainly before completion.
