Do I Need a Spanish NIE Number to Buy Property in Spain?

NIE number for buying property in Spain: what it is, how to get one, timeline, costs. Essential for every non-resident property buyer.

problem

Yes, You Need an NIE Before You Can Buy

The NIE (Número de Identificación de Extranjero) is a foreigners identification number issued by the Spanish authorities. Every non-resident who buys property, opens a bank account, or conducts significant financial transactions in Spain needs one.

You can't sign a purchase contract or complete a property transaction without an NIE. It's the first administrative step in any Spanish property purchase.

What Is the NIE

The NIE is simply a tax identification number for foreigners. It's not a visa, not a residency permit, and it doesn't grant you any rights beyond identification for administrative and tax purposes.

Format: a letter (X, Y, or Z), followed by seven digits, followed by a letter. Example: X1234567A.

How to Get an NIE

Option 1: Apply in Spain

  • Visit the Oficina de Extranjería or a national police station with foreigner services
  • Bring your passport, completed EX-15 form, and proof of why you need the NIE (e.g. property reservation letter)
  • Processing time: typically 1 to 3 weeks
  • Cost: approximately €10 to €15 official fee

Option 2: Apply at a Spanish consulate abroad

  • Visit the Spanish consulate in your country of residence
  • Bring your passport, completed form, and supporting documents
  • Processing time: 2 to 6 weeks (varies by consulate)
  • Cost: approximately €10 to €15 official fee

Option 3: Use a gestor (agent) or lawyer

  • Your lawyer or a gestor can apply on your behalf using a power of attorney
  • You don't need to be present in Spain
  • Processing time: 2 to 4 weeks
  • Cost: €50 to €200 for the gestor's service, plus the official fee

BlancaReal's in-house legal team can handle your NIE application as part of the purchase process.

When to Apply

Apply as early as possible. Ideally, start the NIE process before or immediately after signing a reservation agreement. The NIE is needed for:

  • Signing the purchase contract
  • Opening a Spanish bank account
  • Registering the property in your name
  • Filing tax returns
  • Setting up utility contracts

Common Questions About the NIE

Does an NIE expire?

The NIE number itself doesn't expire. The certificate (the paper document) has a validity period of 3 months. If your certificate expires before you need it, you can request a new one. The number remains the same.

Do both partners need an NIE?

If you're buying jointly, both buyers need their own NIE.

Can I start the purchase process before I have the NIE?

You can sign a reservation agreement using your passport number. But you'll need the NIE before signing the private purchase contract and certainly before completion.

Book a consultation and our legal team will arrange your NIE application as part of the purchase process.
